Just recently Frederic of Atlantic Home Buyers contacted me personally if I would be interested in selling a rental house I owned in Green Cove Springs, Florida.
I informed him there was a tenant in the house. The tenant was an older man, had no family members and …he was a hoarder. Trash was literally piling up on the Inside and outside of the house.
I had been thinking of selling the house for a long time I was ashamed to show it to anyone because of its condition. I just thought I was never going to be able to get rid of it.
Not only did Frederic purchase the house with my hoarder tenant occupying the property but I requested him to let the tenant stay in the house since he had no relatives at all and wouldn’t know where to go.
I had a concern about having to pay a large amount of Capital gains taxes on the sale of an investment property. Since I was not interested in receiving a large amount immediately on the sale of the house, he structured the sale as an installment sale which will supply me a monthly income for many years to come without the hassle of dealing with tenants.
Frederic agreed to buy the house as-is and respected my wish to keep the tenant in there. We closed within a week. I really did not have to do anything; Frederic took care of the hole process. I didn’t even have to leave my house for the closing because Frederic arranged for the tile company to come to my house. I just had to collect my check.
Couldn’t be happier.
